Simple Fixes Before Listing Your Home for Sale

Its a good idea to spruce your home up before listing it for sale.  Buyers in the South Florida market are going to walk into your home and start judging it immediately…and you want them to.  Sellers were once buyers, and judged the home they bought in the same fashion.  So do you want them to see that things weren’t cared for?  Or that silly door knob that you have gotten used to turning while applying pressure is actually broken…and needs to be fixed?

Many times it isn’t that you aren’t taking great care of your home.  You simply overlook them.  When you live in a home all of the time, you miss the little cracks, the crazy smell from the spice rack, or the paint flaking on the back right corner of the house.  It is these common things that I see sellers not even notice when we do a walk through of their home prior to listing it.

Putting just a little bit of money into your home before you list it will often pay off in a higher selling price and quicker sale.

Check out these common areas of your home that need a little attention:

Clean the Garage – A clean garage can show sellers how large it is, or organized it is.

Caulk your Baseboards – This may sound silly, but buyers will look at your crown molding or baseboards.

Paint – This may sound drastic, but a fresh coat of paint, if feasible revitalizes a homes

Organize your Cupboards –  Your kitchen will be inspected. Be sure your cupboards are clean and organized.

Fix the outside Paint – Is the paint peeling, have your home painted, again this is something that you will reap the benefits from.

Clean your Windows – This is actually one of the most commonly forgotten about maintenance tasks in a home.  If your windows sparkle people will notice.

De-Clutter De-Clutter De-Clutter – It is so important to get everything out of your house that is packed up, not used, ugly, dusty, etc.  Less is more.  Repeat.  Less is more.
