Listing Your South Florida Home for Sale? – Some Thoughts!

When it comes time to listing your home for sale it is good to think about the following points.  Most Realtor’s will bring this up and it is important to keep them in mind.  It is good to always make an informed decision before listing your South Florida Home for Sale, right?

What’s Out There?

It is important to see what other homes are on the market in your area and compare them to yours.  Do they have more upgrades, larger lots, a pool, waterfrontage etc? In a market that is quickly becoming a sellers market it is imperative to realize what will attract buyers to want to come see your home and ultimately make an offer.

Improvements?

Think about the improvements that you have made to your home and if these improvements mean that you can ask more for your home.  Sometimes what you think will get you more money is actually what everyone else thought and is already factored into the neighborhood prices.  Your Reatlor sees a lot of homes and they can help you determine if something is so spectacular and desirable about your home that it will justify a higher asking price.

Listing Price vs. Sales Price

It is easy to look at what homes are listed for, but you need to dig deeper with your agent.  Check to see what the home actually sold for.  In doing this, you will gain valuable knowledge on what a home was listed for and in the end what it has sold for. Researching multiple homes in your area that would be considered a good “Comp” for your house will help you determine what you should list at and what you expect to receive for your property when you list it for sale.

Not all Neighborhoods are the Same

When you look at other homes in your area that have sold think about the neighborhood.  We all wish that we lived in the most desirable area but sometimes there may be other communities that out shine yours just a little.  Some may have a park nearby, back up to a lake, are closer to the beach, closer to downtown, gated, or are simply newer homes.  Taking all of this into consideration will again help you price your home appropriately.

Price Price Price

I know this is beat into most of our brains.  From shows on HGTV, online media and your Realtor of choice. There is such thing as pricing too high. Your asking price for your home is ultimately going to decide how long it takes to sell your home or sadly how many “low ball” offers you are going to get.  Remember most buyers are going to be represented by a reputable Realtor that is going to be working for them.  Before buyer’s make an offer on a home their agent will run their own sent of comps on your house and help them determine what a fair offer should be.  If you price to high you may miss out on buyers that would offer a fair amount for your South Florida Real Estate.  Pricing to low could cause a stir of activity and potentially get you over asking price for your home, but can also come back and bite you in the backside if you don’t get as much attention to your home as you thought you would.

Stunning Pictures

In this day and age it is all about grabbing the attention of buyers.  You need to have professional pictures taken of your home. These bright crisp clear pictures will help to draw in potential buyers. When looking at home online with bad pictures it is hard to say…”That’s a place I must see!”.  When your listing goes active have your agent show you the listing in the local MLS and sites your property has been syndicated to.  You can then review the description of your home or ask them to make a certain picture the first image that buyers see.  Realtor’s are there to help you sell your home for the best market price possible. Take advantage of that!

Interview your Realtor and listen to the points they make about your home. The point of putting your South Florida Home up for Sale is to sell it.  Not just let buyers come in and walk out because of a high price.
